Hi Marianne,  yeh had a nice time with my friend,  we didn't get eat my quiche i made because I had too many appetisers and that was enough.  She stayed around 3 hrs, as she had go out tonight for a show,  somewhere near Geelong,  and they are staying with a friend there for tonight.
Was looking at your morning post, interesting regarding rents, can't believe they only started in 1997.
Sorry about your back, its not nice.  But glad the inspection went well,,you can relax now.
I had trouble sleeping last night,  possibly excited about today. 
And tomorrow another friend is coming with her Karcher to try clean my concrete,  the friend who came with her sister who helped me with the conifer.
I hope i sleep better tonight,  feeling tired too.
